Titania has entered into an agreement to sell the building rights for a care home in Hallunda gård in Botkyrka. The buyer is Sehlhall.

The sale is being made at a price that exceeds Titania’s external valuation by approximately 10 percent. The project is located in Hallunda gård, Botkyrka. The transaction means that Titania realizes a surplus value in the project while freeing up capital for new investments.

The care home will be developed by Sehlhall after Vardaga has been awarded the municipality’s procurement contract to operate the facility. This ensures long-term, high-quality operation of the home and creates strong conditions for the project’s implementation.

At the same time, Titania retains control over the remaining parts of the planning area in Hallunda gård, where production has already started. The area is being gradually developed into a new district with a mix of housing and community services.

“This is a strong deal for Titania, where we sell at a price above our external valuation, which clearly demonstrates the strength of our project portfolio and the values we can realize. We are also pleased that Sehlhall, together with Vardaga, will develop and operate the care home with high quality and a long-term approach. For Titania, the deal means we can fully focus on developing the housing in Hallunda gård, and we look forward to creating a truly strong overall environment in the area,” says Fredrik Wisborn, Head of Transactions at Titania.

Through the deal, Titania hands over the project’s execution to Sehlhall, an established player focused on the development and management of community properties.

“We are very pleased that Botkyrka chose the procurement model of project-specific procurement with a place guarantee. It creates the conditions for Sehlhall as property owner and Vardaga as long-term care operator to make the investments required to develop a care and nursing home with something extra—such as a rooftop terrace, orangery, greenhouse, sports bar, and spa,” says Anton Bergkvist, Business Lead at Sehlhall.
