Project phase

During the development phase, the focus is on securing an efficient financing structure that enables execution according to schedule and budget. At this stage, the project is financed through construction credits, combined with equity and, if needed, preference shares. The objective is to ensure financial flexibility and control, while the project’s value is gradually realized through progress and risk reduction.

Once the project is completed and the property is transferred to Titania’s management portfolio, the need arises to establish long-term end financing. This is typically achieved through a permanent loan that replaces previous construction or development credits, with the aim of optimizing the capital structure and ensuring stable cash flows over time.
