On 15 December 2025, Titania took possession of the land for Kvarter 12 in Barkarbystaden, and on the same day the groundbreaking ceremony was held together with Emma Feldman (M), First Deputy Chair of the Municipal Executive Committee in Järfälla.
Approximately 377 residential units will be developed here, along with commercial premises and an underground garage. The project will be executed as a turnkey contract by 2xA Entreprenad, the same contractor currently delivering Titania’s project at Huddinge Station and the one that earlier this year completed the Bjurbäcken 11 project in Rågsved.
“The launch of Kvarter 12 clearly demonstrates our confidence in Barkarbystaden and the demand that will follow once the metro line opens. Our project is scheduled for completion in summer 2028, perfectly aligned with the opening of the new station. With a strong mix of housing and commercial space in one of the area’s prime locations, the project is an important part of Titania’s long-term commitment to creating sustainable and vibrant urban environments. We are also pleased to begin a new collaboration with Kinnerton Capital and 2xA on this project,” says Wojciech Wondell, COO at Titania.
A 10-year lease agreement has already been signed with the gym chain Nordic Wellness for a unit of approximately 600 sqm. Titania is also in active discussions with several stakeholders regarding the remaining commercial spaces.

Kvarter 12 is located directly adjacent to the future metro station, which is planned to open in December 2027—a location that makes the area highly attractive for both residents and businesses.
The project comprises a total of 19,942 square meters of efficient space for residential and commercial use, in addition to the garage. The turnkey contractor has been contracted at a fixed price of approximately SEK 750 million including VAT, and the total construction credit facility amounts to SEK 847 million. Titania’s total developer costs, including all financial costs, amount to approximately SEK 1.18 billion. Titania’s own estimate of the project’s final value at completion in 2028 is approximately SEK 1.48 billion, corresponding to around SEK 74,000 per square meter, which is in line with external valuations. The forecast is based on contracted rent levels for commercial units and an assumed residential rent of SEK 2,950 per square meter at 2025 price levels.
“The number of construction starts per year has decreased sharply since 2022. Given the long lead times—often close to three years—this is only now resulting in a significant drop in the number of completed homes. This will continue during 2026–2028 as the low number of construction starts in 2023–2025 translates into low volumes of newly completed housing. We are starting construction in Barkarby now to align with both the metro opening and a very limited supply of new housing in 2028. Our general belief that the commercially sound approach is to act countercyclically and start building when others do not has resulted in us currently having more than 2,000 residential units under construction in Stockholm County—more than any other actor I am aware of,” says Einar Janson, CEO of Titania.
Titania has also secured a construction credit facility for the project together with Kinnerton Capital, the same lender that financed Titania’s Bjurbäcken 11 project in Rågsved. The credit facility is structured as a pari passu arrangement, meaning each drawdown is made pro rata rather than under an “equity first” structure. Kinnerton is a Nordic financier of construction and development projects and has to date lent more than EUR 1.5 billion.

The project marks Titania’s continued commitment to Barkarbystaden during a period of market challenges. Despite this, the company is choosing to move forward, demonstrating strong confidence in the location, the planned infrastructure, and the anticipated demand once the metro is completed.
