Between 2008 and 2016, Titania owned and managed the property Modellvillan 21 in Enskede. In 2016, eleven new residential units were constructed, while the four existing homes were renovated to a top-modern standard with preserved original features. The new building was awarded the title Stockholm Building of the Year in 2017.

About Modellvillan
Modellvillan consists of two buildings with a total of 15 residential units and is a renovation and extension project of an existing property in southern Enskede, Stockholm. The original 1920s building has been fully renovated and complemented by a newly constructed wooden extension. The extension was designed by Architema Architects.
The houses
Until 2016, Modellvillan consisted of a white-plastered 1920s house accompanied by an industrial building of similar design. Titania replaced the deteriorated industrial structure and its worn loading dock with a modern wooden extension. The new addition is a striking example of contemporary, environmentally conscious architecture, featuring a fully timber-clad façade punctuated by large windows of glass and metal. This innovative design both contrasts with and complements the older, traditionally styled building.
Three of the new residential units are located within the original building, while the remaining eight are housed in the modern extension.
The four apartments that previously existed on the property were renovated during the redevelopment and expansion process. Additionally, balconies, dormers, and terraces were added to the older structure to enhance its functionality and architectural character.
The residentials
The apartments range in size from 29 to 78 square meters. Each unit features high ceilings, state-of-the-art finishes, and either a balcony or a south-facing outdoor patio. The renovated older apartments retain beautiful original elements such as open fireplaces and large arched windows. The top-floor units in the new extension boast lofty, characterful sloped ceilings that add charm and spatial drama.
Basement storage units are available for all buildings. The property’s basement also includes a communal laundry room.
The area
Modellvillan is located in the beautiful area of Enskede, offering proximity to both nature and the city. From Sandsborg subway station, just a few minutes’ walk away, it takes approximately 12 minutes to reach downtown. There are also direct buses to Gullmarsplan right outside the property. At the same time, Modellvillan is close to the forested area of Viloparken, and a four-minute drive brings you to the Nacka Nature Reserve. Within walking distance, you’ll also find the popular outdoor swimming area at Nytorps gärde.
By the subway station, there is a small center with a grocery store, pharmacy, gym, library, swimming hall, and flower shop, among other amenities. Nearby, there are also several popular preschools and elementary schools.
Stockholm Building of the Year 2017
On April 18, 2017, a jury selected Modellvillan as one of ten finalists in the competition for Stockholm Building of the Year. On June 1, the City of Stockholm announced that Modellvillan had won the public vote with 4,629 out of 10,275 votes.
– It’s fantastic that what we’re doing is appreciated by so many Stockholmers. We received lots of cheers and positive comments when Modellvillan was announced as a finalist—both on social media and in conversations with residents in Enskede, says Nikan Ghahremani, project manager for Modellvillan.
