The heart of the project lies in the encounter between old and new and will be shaped by the era when Hallunda Gård was an important agricultural holding.

About Hallunda Gårdspark

Hallunda Gårdspark will be a new, modern district that lays the foundations for the Hallunda of the future. At the same time, it is crucial that the new additions are cohesive with their surroundings and make use of the strong existing qualities of the area. The overarching design concept – preserve, make accessible and add – forms the basis for how Hallunda Gårdspark will take shape.

Vision

Ever since the Bronze Age, Hallunda Gård has been an important place for both people and animals. Now a new district is planned here, creating a unique residential environment shaped by the area’s rich cultural history and beautiful natural setting.

Hallunda Gårdspark offers a rich mix of homes that can appeal to many different target groups. Whether you choose to live in a villa, townhouse or apartment, nature, history and urban life are always close at hand – this is what ties the area together. From Hallunda Gårdspark it is only a short walk to the metro and the centre, as well as to a swim in Lake Mälaren. The residential environments promote a social lifestyle, an active lifestyle and a lifestyle close to the earth’s resources – it should be easy to live sustainably in Hallunda Gårdspark.

A new garden centre is planned in Hallunda Gårdspark. The well-preserved apple orchard will, together with the existing orangery, form the centre of new cultivation parks. A restaurant and a shop selling locally grown plants and vegetables will be located adjacent to Gårdskärnan, and the older buildings that are being renovated will activate the core all year round and welcome visitors from all over the Stockholm area.

New development

Each residential area will have its own character, strongly influenced by the history and nature that surrounds it. Hallunda Gårdspark will offer a variety of residential environments so that everyone can find something that suits their needs. Those who prefer an apartment can settle in Torgkvarteren or Gårdskvarteret. Different types of townhouses will be found in Trädgårdskvarteren and Skogshusen. Anyone looking for their own villa should instead turn their gaze towards Sjöängen.

Gårdskärnan

The heart of Hallunda Gårdspark is the manor house and its surrounding garden and park environment, which together form Gårdskärnan. New activities will help open up the core and fill it with new functions and activities for both neighbours and visitors from further afield.

The focal point of Gårdskärnan will be a new restaurant building that relates both to the site’s history and to the existing farm buildings. Cultivated plots will be created directly adjacent to the restaurant, enabling on-site production of the food sold in the building. The existing orangery will be renovated and a new greenhouse will be added to the existing structure.

Existing outbuildings that are currently unused will be brought back into use. The granary will be linked to the cultivation and farm activities. The stable and the carriage shed will be given flexible uses connected to the activities on the farm.

Apart from the restaurant, no new buildings will be constructed within Gårdskärnan. The surrounding new development in the other areas will open up towards the core and create a clear framing of the farm environment.

The surrounding new development will also contribute to a safe park environment, as the park will be activated and lit even in the evenings.

Gårdskärnan will be accessible to the general public and will contain a mix of both commercial and non-commercial activities. Some of the existing buildings that are currently homes will continue to be used as housing. Some of the farm buildings that are currently unused will gain new functions that support the ambition of creating a vibrant district park.

Torgkvarteren

In the southern part of the planning area, next to Tomtbergavägen, Torgkvarteren is planned, which will form the centre of Hallunda Gårdspark. Tomtbergavägen will be rebuilt as an urban street lined with an avenue and apartment buildings.

At the interface between the historic farm park and Tomtbergavägen, a small square will be created – an entrance space to the park. This entrance space forms the centre of Torgkvarteren, where the park and urban life meet.

The apartment buildings vary between two and three storeys and are positioned to create an urban frame along Tomtbergavägen. To the north, the buildings gently step down in height and the blocks open up to create a soft transition to the historic park environment. The residential courtyards will have unique environments – a calm oasis in contrast to the more urban streetscape along Tomtbergavägen.

Torgkvarteren will be developed with three different building types: slab blocks, urban townhouses and park houses. The buildings are designed with inspiration from the existing buildings in the area, with references to the classic landshövdingehus apartment buildings that were constructed around Sweden nearly 100 years ago.

Gårdskvarteret

West of Hallunda Gård, Gårdskvarteret is planned, with apartment buildings varying between two and three storeys plus an attic floor. The buildings are placed in pairs with spaces between them. Close by are older outbuildings in the form of a stable and a carriage shed – beautiful barns that tell much of the farm’s history.

Together with these older outbuildings, the new buildings form a block with a spacious, shared residential courtyard at its centre.

Drawing on the nearby historic buildings, the apartment blocks are built as red wooden houses with roofs whose form and colour are inspired by the older barns. Gårdskvarteret is strongly characterised by the site’s history, and the outdoor environment also takes its cue from the existing setting, with winding gravel paths, apple trees and lawns.

Gårdskvarteret consists of apartments in multi-family buildings. Many of the ground-floor homes have their own entrance on the front side and a private patio facing the shared garden towards Gårdskärna

Trädgårdskvarteren

On the meadow west of Hallunda Gård, the Trädgårdskvarteren area is planned, with urban townhouses. The townhouses will be positioned along the local street that leads up to the new preschool. At the rear, in the best sunny position, there will be large green lawns for cultivation, play and socialising with neighbours.

Trädgårdskvarteren border the existing Bronsgjutaren block with detached single-storey villas. The new buildings relate to the existing development in terms of volume and scale. The townhouses are two to three storeys high, and their flat roofs create generous terraces with sun throughout the day.

The townhouses have a coherent expression but are designed to create a varied and interesting environment. Each townhouse has a private space both in front of the entrance and at the back of the house. The development is planned so that a shared courtyard is created between the townhouses, providing the opportunity to create lush green quarters.

Trädgårdskvarteren will comprise 52 townhouses. The townhouses facing the local street meet the street with a small front garden. These townhouses will have access to a shared parking area in the middle of the neighbourhood. The remaining townhouses will have parking on their own forecourts.

Skogshusen

In the north-western part of the planning area, Skogshusen is planned – a residential area consisting of townhouses that are carefully positioned and adapted to the natural conditions. The townhouses will be placed along the local street to the west and the smaller local street leading into the courtyard.

The back gardens of the townhouses face the historic cultivated landscape north of the manor house. This meadow will be an important place for recreation and experiencing nature. To create continued good habitats for bats, new woodland edges will be planted; these will also form a natural boundary around Skogshusen and create intimate courtyards with nature right next door.

The townhouses are two storeys high and are set at an angle to the street and staggered in relation to one another. This gives a broken, small-scale impression while creating private outdoor spaces. The buildings are designed with dark colours and natural materials to blend into the scenic environment. There will be 13 forest houses in total, each with its own private parking space under a pergola adjacent to the entrance.

Sjöängen

Sjöängen is planned on land that was previously arable fields belonging to Hallunda Gård – a gently sloping meadow down towards Lake Mälaren and the existing older lakeside villas. The meadow is framed by the grand avenue that lines the historic road from Hallunda farm down to the jetties.

Generous villas for larger families are planned here. The villas are modern in form and architecture but draw their materials and colours from the historic surroundings. They are planned with large social areas, many rooms and generous daylight that brings the surrounding natural landscape into the homes. The buildings are placed in pairs with storage buildings between them, and together the villas form an intimate neighbourhood. A green access lane in front of the houses creates a shared courtyard environment between the villas where residents can meet for play and socialising.

A total of 27 villas are planned in Sjöängen, each with parking on its own driveway. There will also be guest parking at the entrance to the area.

Förskola

At the interface between the forest and the new and existing single-family housing, a preschool for 135 children is planned, divided into three units. The design of the preschool is shaped by the meeting between the single-family houses from the 1960s, with their gently sloping roofs, and the undulating forest landscape.

Care home

A care and nursing home with 60 places is planned along the main street in the area, where an important node is formed by the convergence of streets, footpaths and sightlines. The building is intended to blend in with the surrounding residential development while allowing for an open and welcoming ground floor.
