Botkyrka

Just south of Stockholm, in Botkyrka Municipality, a new residential area, Prästviken, is being planned. The cultural environment with Botkyrka Church, the old tenant farmer’s residence and Asptunavägen has been a guiding factor in the design of the area. The new development harmonises with the surrounding cultural environment in terms of colours and design. The buildings range in height from 2 to 5 storeys.

About Prästviken

In a growing region, Botkyrka Municipality sees an opportunity within the current planning area to create new, relatively dense housing close to public transport. The purpose of the zoning plan is to create an attractive and varied residential environment in harmony with the open landscape.

The area

A dense, cohesive and public-transport-adapted building structure is a prerequisite for sustainable development in the region. In May 2014, a new comprehensive plan was adopted by the Municipal Council of Botkyrka Municipality. In this plan, the current planning area is designated as low-density urban area and metropolitan-adjacent nature/green activity area.

The zoning plan lies within the national interest area for cultural heritage conservation at Bornsjön. Ensuring good adaptation to the surrounding landscape and its cultural heritage values has been a central part of the planning work and the design of the zoning plan. Adaptation to the cultural environment is ensured through detailed regulation of the buildings’ location, volume, utilisation and elevation. The design of the buildings is governed by detailed design provisions regulating colours, facades and roofs.

The homes

The planning area enables the development of approximately 59,000 sqm GFA. Around 530 apartments in multi-family buildings are mainly concentrated in the western part of the area, while the eastern part and the outer edges of the area consist of detached houses/semi-detached houses and terraced houses. Within the area, the construction of approximately 80 detached houses/semi-detached houses and terraced houses is made possible.

The building heights vary from two storeys, with some three- and four-storey buildings and a few five-storey buildings. The purpose of the zoning plan is to create an attractive and varied residential environment, designed on the basis of the surrounding landscape and its cultural heritage values. The new district is arranged in small-scale, varied blocks around a street network that follows important sightlines and the area’s topography. Building heights are low – no more than two storeys where the area meets the open arable landscape – while taller buildings are permitted in the central parts of the area and along S:t Botvids väg.
